Summary Description:
The school is located in a 2LDK size apartment in Kita-Horie making it an ideal situation for an owner-operator to both live and work from the same facility.

The apartment is airy and bright with a nice balcony facing south.  The balcony is filled with flowers and a nice glass table with two chairs.

The Horie area is one of the trendiest and most popular areas in Osaka.  It is famous for cafes, designer shops and fashion shops among other things.  Recently many new businesses have set up shop in this area. 

It is very conveniently located just 10 minutes by subway from Namba, 3 minutes to Shinsaibashi and 20 minutes to Umeda.

Namba and Shinsaibashi are also both within a 10 minute bicycle ride from the school.

The school is located on a main street and I have put several 2 meter flags all down the sidewalk as well as a 2 meter double-sided permanent sign which is attached to the side of the building thereby making the existence of the school obvious to all passerbys.

Walk-in inquiries are common.

It is a 2 minute walk to the nearest station.  Across the street there is a 99yen shop, a popular bakery and three real estate companies which confirm the fact that our location is good.

The landlord is very friendly and the building is cleaned every day by a maintenance company.

The rental contract is transferable.

Growth & Expansion:
This school has plenty of room for expansion. Here just a couple of options that immediately come to mind of things I have never done.  The school has never been open on Wednesday evenings or Saturday afternoons, due to my commitments at my other school. 

• Saturday afternoons can be very profitable and are not yet open for Smith's to sell for me.

• I have never put flyers in letterboxes focusing mainly on the local train stations. Many franchisees have found this to be a successful way of attracting new students.

• Horie area is filled with small-business owners and this makes it ideal for networking to attract students. Set up and information exchange.

Several of the students here are small business owners themselves and I have often met new students by simply patronizing their shops and joining their social events. If one is friendly it is very easy to get plugged into the local business/social networking circles.

• Expand into children's classes. At the moment the student body is 100% adult. I have had repeated requests from existing students and parents in the area to offer children's classes but it is not my forte therefore I chose to teach only adults.

• Included in the purchase price of this school are the already negotiated rights to the Yotsubashi area also.

The Yotsubashi area is comprised mainly of businesses and is yet another avenue for expansion for the motivated franchisee.

Support & Training: Smith's Head office provides full initial and ongoing training. I will also personally be available to answer questions and assist in the transition.
Extra Information:

I opened this school in August of 2004 with zero students. Everything was brand new.  I basically followed the directions of head office and got out there and did the flyers and built the student body. It is a simple business really. I firmly believe that the school has much more potential.

I have full detailed records of all promotion.
I have built a nice base at the school which a new owner can continue to build on.

If desired, I can introduce flyer assistants in the area.

I have run this school “by the book” meaning that you are able to immediately implement the training you will receive at Smith’s into the classroom.

I have detailed files on all students, promotion, sales and correspondence with head office.

I have worked especially hard by building and investing in several sub pages on the Horie web site thereby guaranteeing that Horie School makes up an overwhelming majority of the search results for any search done for an English school in Horie and the Yotsubashi areas.

No other schools in the area come even close.

A mixed-use facility such as this one was ideal for me in getting started with Smith's School of English; however my focus has shifted towards developing schools in more commercial settings recently.
